The property sustained a Category 3 sewage backup involving the sewage line/toilet/shower combination, resulting in water damage to approximately 200–300 square feet of carpet and pad, with 9x9 tile present beneath. The customer requested mitigation work proceed while discussing coverage with their insurance carrier.
Mitigation work included the removal of affected carpet and pad, approximately 4 feet of drywall flood cuts along 30 linear feet, removal of approximately 50 linear feet of baseboard, two interior doors and jambs, hallway door casing, the fiberglass shower, and toilet. Tack strips were also removed. An allowance was included for potential insulation removal. Affected stud walls were HEPA vacuumed and treated with antimicrobial. A containment of approximately 200 square feet with two zipper access points was established, and unaffected contents were protected over approximately 400 square feet. Drying equipment, including two dehumidifiers, four air movers, and three additional air filtration devices, was deployed for approximately three days. Wet contents were cleaned and reboxed as needed, with approximately 25 boxes anticipated. Equipment was decontaminated following Category 3 protocols, and moisture monitoring was performed throughout the drying process. Additional cleaning, antimicrobial application, and proper disposal of affected materials were completed using a dumpster.
